What is outside the base price
Tax-return preparation, Form 3115 preparation, IRS representation, and separate prior-year or post-purchase renovation services are not included in the base study price. A support schedule is not the same as preparing or filing a tax form.
Additional services, unusual property facts, and portfolio needs require their own scope. Review available options before paying. For five or more properties, ask about portfolio pricing.
Compare the scope behind the fee
A lower fee does not by itself mean a weaker report, and a higher fee does not guarantee more useful deductions. Compare investigation, owner effort, review, documentation, and support.

Can I use the estimate without buying a report?
Yes. The estimate is free and does not require an account to start. It is preliminary information, not a completed cost segregation study.
Is a study always worth the fee?
No. Land value, eligible components, your ability to use deductions, expected holding period, and additional tax-preparation costs can change the result. Discuss those facts with your tax professional before ordering.
Does report support include an IRS representative?
No. Included support addresses the delivered report and its methodology or classifications. It does not include representation, tax-return preparation, or Form 3115 preparation.
